Modular Buildings
Bespoke Modular Buildings, Manufactured to Your Requirements
We supply high-quality modular buildings, manufactured to each client's requirements and delivered nationwide. Whether you need a single classroom, a new office block or a larger multi-module building, we'll help you specify a building that fits your site, your budget and your timescale.
With over 40 years' experience in the modular and portable building industry, we have extensive knowledge of the different manufacturing techniques. That means honest advice about what will work best for your project, and a building that will serve you for years to come.
Single and Two Storey Modular Buildings
All of our modular buildings are available in single and two storey options. Individual modules are manufactured off site in controlled factory conditions, then delivered, lifted into position and joined together on site to create a finished building. Because most of the construction happens away from your site, disruption to your day-to-day operations is kept to a minimum.

Modular Buildings: Frequently Asked Questions
What is a modular building?
A modular building is made up of individual sections, or modules, that are manufactured off site in a factory, then transported to site and joined together to create a complete building. Modular buildings can be single or two storey and used for anything from classrooms to offices and healthcare facilities.
What is the difference between a modular building and a portable building?
Portable buildings, often called portable cabins, are usually single units that are quick to deliver and easy to move, making them ideal for temporary use. Modular buildings are typically made from several modules joined together to create larger, often permanent buildings, including two storey buildings. We supply both.
How long do modular buildings last?
A well-maintained modular building can last for decades. Because modules are built to be robust enough for transport and lifting, they are durable, and refurbishment can extend their life further still.
Are modular buildings as good as traditional buildings?
A permanent modular building is designed to meet the same Building Regulations as a traditionally built one. Factory manufacture also brings consistent quality control, and the finished building can be indistinguishable from traditional construction.
Can a modular building be extended later?
In many cases, yes. Additional modules can often be added to an existing modular building, and internal layouts can be reconfigured, making modular a flexible choice for organisations that expect to grow.
Do modular buildings need planning permission?
Most permanent modular buildings need planning permission in the same way as a traditional building, and they must comply with Building Regulations. Check with your local planning authority early in the process. We can provide drawings and specifications to support your application.
Do you supply modular buildings nationwide?
Yes. We're based in Hessle, East Yorkshire, and supply and install modular buildings across the UK.
